This project covered the entire roof system for a large multifamily property in South Seattle:

Main Roof Area: 20,000 sq. ft.
Parapet Walls: 5,750 sq. ft.

The property owner needed a seamless, warrantied roofing system that would seal active vulnerabilities, stop leaks, and extend the life of the existing roof.

About 35% granule loss, standing water, and broken seams
Failed flashings and coping seams around skylights, corners, and walls
87 vents + ridge and plumbing penetrations requiring individualized waterproofing
Full tear-off would be costly and disruptive for a property of this size

Rather than tearing off the existing roof, we focused on sealing problem areas and reinforcing the surface.

Preparation
- Full pressure wash, broom cleaning, and compressed air blowdown
- Cut blisters and fishmouths and secured to deck
- Inspected drains, curbs, and vertical transitions
Repairs
- Sealed broken seams and repaired corners and penetrations
- All cracks, joints, and seams primed with bleed blocker
- Applied silicone system
- Waterproofed around 87 ventilation boxes, 3 ridge vents, and 50 plumbing vent pipes
