  • Installation of synthetic underlayment to provide a moisture barrier beneath the shingles
  • Application of an ice and water shield in vulnerable areas to prevent leaks during harsh weather
  • Replacement of both chimney flashings to ensure watertight protection around penetrations
  • Installation of 24-gauge steel valley flashing and upgraded roof vents to improve drainage and airflow
  • Installation of new ridge vent and pipe boots to maintain proper ventilation and seal all roof penetrations
  • Final installation of the chosen architectural shingles, selected by the homeowner for both performance and curb appeal

The project took about 2.5 days to complete—slightly extended due to missing plywood discovered during tear-off. Change orders were processed quickly, with homeowner approval at each step.
