A homeowner in Seattle’s Broadview neighborhood contacted us after noticing bald patches on their roof, with exposed fiberglass, brittle shingles, and weathered valleys near the chimney. It was evident that the roofing system had reached the end of its life.

During the tear-off, a more serious issue was uncovered: large sections of the plywood roof deck were completely missing.

The old shingles had been installed directly over gaps in the structure—leaving the home vulnerable to moisture, mold, and long-term damage.

This project involved a 1,700 sq. ft. single-family home with an aging asphalt shingle system over 15 years old. The homeowner’s goal was clear: a clean, updated system that would last for decades without constant maintenance.

  • Over 30% granule loss, leaving shingles brittle and exposed
  • Worn flashing around the chimney and valleys
  • No ice or water barrier for cold-weather protection
  • Gaps in structural decking, where plywood had never been installed

These conditions meant the roof wasn’t just failing—it was no longer certifiable or code-compliant.

Flat Roof Pros designed a full tear-off and re-roof using Owens Corning Duration® shingles, known for their durability, wind resistance, and long-term value:

Tear-Off and Deck Rebuild

  • Rebuilt missing sections using 19/32” CDX plywood

Moisture Protection

  • Installed synthetic underlayment across all roof surfaces

Flashing and Chimney Work

  • Reflashed both chimneys using 24-gauge steel for long-term durability
  • Sealed all transitions and joints for maximum water resistance

Ventilation and Penetrations

  • Upgraded attic ventilation with new ridge vent and roof vents
  • Installed new pipe boots and sealed all remaining penetrations

Shingle Installation

  • Installed homeowner-selected architectural shingles
  • Ensured clean lines, even layout, and full system integration

Project Coordination

  • Provided on-site change orders for homeowner review
  • Secured rapid approvals to maintain timeline and workflow

The entire rebuild took 2.5 days, slightly extended due to the surprise decking repairs.
