[heading-style-h3]Apartment Complex: Multiple Failing Roofs, One Complete Solution[heading-style-h3]

<<Three buildings across the Washington Park Apartments were facing the same growing problem: aging roofs with leaks, ponding water, and dry-rotted decking. Once we inspected each building, it became clear the property needed a unified plan instead of more temporary fixes.>>

[heading-style-h4]Project Overview[heading-style-h4]

[heading-style-h6]The Situation[heading-style-h6]

Washington Park Apartments was dealing with 3 buildings that all had significant roof damage. Each roof showed the same recurring issues: water pooling in low sections, failed patchwork from previous repairs, dry-rot forming in parts of the plywood, and poor airflow inside the roof structure. These problems had been building up over time, weakening the roofing systems and increasing the risk of leaks and interior damage.

[heading-style-h6]The Client[heading-style-h6]

This residential apartment complex includes multiple buildings with a combined 18,000+ sq. ft. of roofing. The client needed a reliable, long-term solution that would stop leaks, repair damaged plywood, improve ventilation, and reduce ongoing maintenance costs.

[heading-style-h4]Challenges[heading-style-h4]

This multi-building property was dealing with widespread roofing issues across TPO aging roofs. All three shared the same core problems:

  • Ponding water collecting in low points and worsening drainage
  • Trapped moisture under membranes, causing bubbling, separation, and recurring leaks
  • Failed patchwork that could no longer stop water intrusion
  • Dry-rot and soft, damaged plywood in critical areas
  • Ventilation and insulation problems leading to heat buildup, humidity, and condensation inside the roof assembly

Across all roofs, the issues were the same: water wasn’t draining, air wasn’t circulating, and the systems were breaking down from the inside out.

[heading-style-h4]Solution[heading-style-h4]

The roofing systems required different levels of repair, from full replacements to targeted restorations. The project included:

  • Full removal of failing roofing materials where needed
  • Replacement of damaged plywood to rebuild a safe, stable substrate
  • Installation of vapor barriers, new insulation, and fan-fold boards to improve energy performance
  • Roof crickets added throughout the property to correct slope and direct water toward drains
  • Installation of PVC roofing systems on buildings that required full tear-offs
  • Ventilation upgrades, including ridge vents, turbine vents, exhaust vents, and improved attic airflow
  • New flapper vents, PVC-coated scuppers, metal flashing, and parapet wall sealing for long-term waterproofing
  • Silicone restoration on sections with a sound base

The combined approach ensured each roof section received the right solution.

[heading-style-h4]Completed Project[heading-style-h4]

The community now benefits from:

  • A unified silicone roofing system across all three buildings
  • Fully rebuilt roof decks
  • Better drainage through new crickets, vents, and fixed low spots
  • Improved airflow with new ridge vents, turbine vents, and upgraded ventilation systems
  • Sealed seams, stabilized membranes, and leak-free performance
  • Up to 20-year warranties covering both materials and workmanship

With the major issues fixed at the roof and attic level, the buildings are now protected for years and future maintenance is easier to manage.
