What looked like surface wear was hiding bigger problems. The roof had developed deep wrinkles, soft areas, and spots where water wasn’t draining at all. Beneath the membrane, parts of the plywood had started to break down, making it clear the system could no longer keep the building reliably protected. It was only a matter of time before these issues turned into major leaks.

This project covered 39,550 sq. ft. of flat roofing, including all curbs and parapet wall transitions. The owner wanted a solution that would strengthen weak membrane areas, address the damaged plywood beneath the surface, reduce future maintenance costs.

Flat Roof Pros recommended and installed the silicone system. This system bonds directly to the existing surface, taking away the need for full replacement.

Repairs & Preparation
- Replaced four sheets of damaged plywood
- Secured and repaired failing seams
- Cut and fastened all blisters and fishmouths
- Inspected drains, curbs, penetrations, and vertical transitions
- Pressure-washed the entire roof
- Performed a final compressed-air blowdown

Three-Component Silicone System
- Identified and primed weak areas with bleed-blocker primer
- Reinforced seams, cracks, gaps, and transitions with silicone
- Applied silicone material
