The flat roof was beyond its warranty period, and both safety anchors and waterproofing needed updating. Flat Roof Pros was hired to perform targeted repairs and replace anchors, focusing on safety, functionality, and minimizing disruption.

The project took place at a commercial structure with 8,458 sq. ft. of flat roofing, including walkable areas, a penthouse, and parapet walls. The client’s main concerns were restoring safe anchor systems and sealing vulnerable areas before the rainy season.

The roof was past its expected lifespan and showed several serious issues:
- Damaged membrane on parapet walls, with open seams and exposed edges
- Standing water and organic growth, indicating poor drainage
- Cracked seams and worn membrane in multiple areas
- Outdated anchors that no longer met current safety requirements
- Loose or damaged coping, increasing the risk of water intrusion
While the main roof surface was still intact, these issues required timely, professional repair.

Flat Roof Pros created a targeted repair plan focused on waterproofing and fall protection—without the cost or disruption of a full roof replacement.
Parapet Membrane Replacement
- Removed 346 linear feet of failing torch-down membrane from parapet walls
- Installed new 2-ply membrane system with reinforced seams
- Applied silicone patches to ensure long-term waterproofing
Coping and Flashing
- Replaced deteriorated coping and counter flashing
- Ensured watertight transitions at all perimeter edges and terminations
Anchor System Upgrade
- Removed 16 outdated floor-mounted anchors and installed modern replacements
- Added 4 new anchors on the penthouse and 5 wall-mounted anchors for expanded coverage
- Sealed all anchor penetrations with reinforced membrane patches and silicone
Anchor Testing
- Anchor systems were prepared for testing, with on-site labor available

- Restored Fall Protection: A new, code-compliant anchor system was installed to ensure safe rooftop access.
- Waterproofed Perimeter: Parapet walls were sealed and reinforced to prevent water intrusion
- Improved Drainage Performance: Roof surface was cleaned, seams repaired, and weak areas sealed to support proper drainage.
- Avoided Full Replacement: Repairs focused on damaged areas only, reducing cost and avoiding unnecessary work.
- 1-Year Workmanship Warranty was provided to ensure quality and client confidence in the completed work.
