Some roofing issues require more than a patch—but not quite a full replacement. That was the case at a mid-rise building in Seattle’s downtown core. The existing flat roof had aged out of its warranty period, and both safety systems and waterproofing details were overdue for an upgrade. Flat Roof Pros was brought in to complete a series of strategic repairs and anchor replacements, prioritizing safety, function, and minimal downtime for the building’s operations.

The project took place at a commercial structure with 8,458 sq. ft. of flat roofing spread across walkable roof areas, a penthouse, and parapet walls. With active rooftop equipment and regular service access required, the client’s top concerns were restoring safe anchor systems and sealing high-risk areas before the rainy season.

The roof was past its service life, and several critical concerns had developed:

  • Worn-out torch-down membrane on parapet walls, with open seams and exposed edges
  • Standing water and organic growth, indicating drainage issues and reduced performance
  • Cracking along seams and visible signs of membrane fatigue
  • Outdated rooftop anchors, no longer compliant with current safety standards
  • Loose or damaged coping, increasing the risk of water infiltration along parapet caps

Though the core field area wasn’t failing uniformly, these vulnerabilities were serious enough to require professional intervention—and quickly.

Flat Roof Pros developed a targeted repair plan focused on waterproofing and fall protection compliance, without the cost and disruption of a full tear-off. Here’s how we addressed the scope:

  • Parapet Membrane Replacement: Removed and replaced 346 linear feet of failing torch-down on all parapet walls with new 2-ply membrane, sealed with reinforced patches and silicone seam sealing.
  • Coping Work: Installed new coping and counter flashing where the old system could not be reused, ensuring watertight transitions and structural stability.
  • Anchor System Overhaul:
    • Removed 16 deteriorated floor-mounted anchors and replaced with modern hardware
    • Installed 4 new floor-mounted anchors on the penthouse
    • Added 5 new wall-mounted anchors for complete coverage
    • All seams reinforced with silicone sealant and protective membrane patches
  • Safety Testing: Labor available for anchor testing upon request, billed per hour

Each element of the project was coordinated to protect high-risk zones and ensure long-term access and safety.
