• Damaged membrane on parapet walls, with open seams and exposed edges
• Standing water and organic growth, indicating poor drainage
• Cracked seams and worn membrane in multiple areas
• Outdated anchors that no longer met current safety requirements
• Loose or damaged coping, increasing the risk of water intrusion

• Removed 346 linear feet of failing torch-down membrane from parapet walls
• Installed new 2-ply membrane system with reinforced seams
• Applied silicone patches to ensure long-term waterproofing

Coping and Flashing

• Replaced deteriorated coping and counter flashing
• Ensured watertight transitions at all perimeter edges and terminations

Anchor System Upgrade

• Removed 16 outdated floor-mounted anchors and installed modern replacements
• Added 4 new anchors on the penthouse and 5 wall-mounted anchors for expanded coverage
• Sealed all anchor penetrations with reinforced membrane patches and silicone

Anchor Testing

• Anchor systems were prepared for testing, with on-site labor available
