The flat roof over the units section had reached the end of its service life. The 15+ year-old SBS/APP torch-down system showed significant deterioration: standing water, over 35% granule loss, multiple failed patches, and areas of dry-rot plywood. A full roof replacement was necessary to protect the property and prevent further damage.

The project focused on the  3,410 sq. ft.:

  • Main Roof Area: 2,610 sq. ft.
  • Parapet Walls & Curbs: 800 sq. ft.

The property owners needed a durable, warrantied flat roof system that addressed existing damage and ensured long-term reliability.

  • Extensive granule loss, failed patches, and ponding water.
  • Areas of dry-rot plywood and potential joist damage.
  • The existing BUR system needed complete removal for proper PVC installation.
  • Coping and flashing had to be replaced to achieve watertight perimeter edges.
