A Starbucks location in Renton was struggling with a roof well past its service life. The 20+ year-old torch-down system had failed repairs, active leaks, open seams, and standing water across multiple areas. With the roof in poor condition, a full replacement was the only lasting solution.

This project covered a total of 5,556 sq. ft. of roofing for a Starbucks store:

Main Roof Area: 3,244 sq. ft.
Curbs & Parapet Walls: 2,312 sq. ft.

As an existing property management client, the owner wanted a durable new system, backed by warranties, that would eliminate leaks and reduce future maintenance costs.

Active leaks, split seams, failed patchwork, and ponding water required full removal down to the deck.
Work had to be staged carefully so the business could remain open and safe during construction.
HVAC units, ductwork, and penetrations required detailed waterproofing and careful installation.
Old coping and flashing had to be replaced for watertight perimeter edges.
