As a high-occupancy property, they needed work completed in quiet, phased sections with clean access and reliable leak protection throughout the project.

• Two failing roofing layers (TPO over SBS/APP capsheet)
• Dry-rotted plywood above guest-room areas
• Insufficient ventilation, which had caused moisture buildup
• 29 guest rooms requiring new venting
• Firewall separation dividing the roof into two structural zones
