The Holiday Inn Express & Suites in Puyallup was operating under a roof that was quickly becoming unsafe. The 12+ year-old TPO system showed signs of system breakdown:

This 15,406 sq. ft. hotel roof needed more than a replacement. Holiday Inn Express & Suites was dealing with recurring leaks, aging ventilation, and dry-rot risks (all directly above active guest rooms). As a high-occupancy property, they needed work completed in quiet, phased sections with clean access and reliable leak protection throughout the project.

Several conditions made this roof replacement especially complex:
- Two failing roofing layers (TPO over SBS/APP capsheet)
- Dry-rotted plywood above guest-room areas
- Insufficient ventilation, which had caused moisture buildup
- 29 guest rooms requiring new venting
- Firewall separation dividing the roof into two structural zones
Every phase needed to be safe, quiet, and coordinated around daily activity.

- Tear-Off & Structural Repairs
- Removed two full layers of existing roofing
- Removed and replaced all roof decking
- Installed 400 new sheets of plywood
- Inspected and reinforced roof joists where necessary
- Ventilation Upgrades: To stop the moisture issues that caused the dry rot:
- Installed 3 new vents per guest room
- 87 total vents, each custom-flashed with PVC
- Improved airflow across all roof sections
- New PVC Roofing System
- Installed vapor barrier
- Installed cover board for added durability
- Installed PVC membrane
- Waterproofed all stacks, penetrations, and vents
- Added 8 custom PVC-coated through-wall scuppers
- Installed 415 linear feet of service walk pads
- Replaced 628 linear feet of metal coping
