[heading-style-h3]Is Your Commercial Roof a Candidate for Silicone Coating? Eligibility Checklist[heading-style-h3]

<<A commercial roof may be a silicone coating candidate when the assembly is stable, the roof can be cleaned and dried, wet insulation is identified and replaced, adhesion testing passes, drainage is acceptable, and seams, flashings, and penetrations can be repaired.>>

Silicone coating is a restoration system, not a way to hide a failing roof. The roof must first show that the existing assembly can provide a sound base after required repairs and preparation.

Eligibility should be documented through inspection, moisture evaluation, cleaning or test preparation, adhesion testing, and review of the proposed manufacturer's requirements.

Flat Roof Pros crew applying a white restoration coating to a commercial flat roof.

[heading-style-h4]What makes a roof worth evaluating for coating?[heading-style-h4]

The first question is whether the existing roof can remain in service as part of a restored assembly. The membrane or surface must be sufficiently stable, attached, and repairable. Loose, severely deteriorated, or structurally unsupported areas require more than a coating layer.

Leak history matters. Active openings should be located and repaired, and the assembly should be dry enough for the selected system. Coating over trapped water does not remove the moisture or restore damaged insulation.

[heading-style-h4]Moisture must be mapped and corrected[heading-style-h4]

A moisture survey, selective verification, or both may be needed to define suspect wet areas. Wet insulation and deteriorated materials should be removed and replaced according to the approved scope before coating proceeds.

The survey method and limits belong in the report. A dry-looking surface alone does not prove the assembly below is dry, while one anomalous reading does not prove the whole roof is saturated.

[heading-style-h4]Adhesion testing is a project-specific gate[heading-style-h4]

The proposed coating must bond to the cleaned and prepared existing surface. Test patches or adhesion testing help confirm whether primers, cleaning methods, or other preparation are required.

Results apply to the tested surface and preparation. Different repairs, contaminants, coatings, or membrane areas may require separate review.

[heading-style-h4]Drainage and details still have to work[heading-style-h4]

Coating follows the existing roof geometry. It does not create positive drainage by itself. Drains, scuppers, gutters, low areas, and ponding patterns should be assessed before the scope is approved.

Seams, flashings, curbs, penetrations, terminations, and edge details usually require cleaning, reinforcement, repair, or system-specific treatment. The field coating is only one part of the system.

[heading-style-h4]Silicone roof coating eligibility checklist[heading-style-h4]

Condition
Candidate signal
Reason for correction or replacement review
Roof assembly
Stable, attached, and repairable
Loose, severely deteriorated, or structurally unsupported areas
Moisture
Surveyed with wet materials identified for removal
Unmapped or widespread moisture with uncertain limits
Adhesion
Required test and preparation produce acceptable bond
Coating will not bond after approved preparation
Drainage
Drains and scuppers function and low areas are addressed
Chronic drainage defects remain outside the restoration scope
Details
Seams, flashings, curbs, and penetrations can be repaired
Details are failing beyond a practical restoration scope

[heading-style-h4]What should the coating proposal explain?[heading-style-h4]

  • Existing roof type and the areas included in the restoration.
  • Moisture survey method, findings, verification, and removal scope.
  • Cleaning, primer, adhesion testing, and surface preparation.
  • Repairs at seams, flashings, drains, curbs, penetrations, and edges.
  • Coating product, application requirements, measured coverage, and quality control.
  • Written warranty terms, exclusions, inspections, and maintenance requirements.

[heading-style-h4]How Flat Roof Pros approaches coating eligibility[heading-style-h4]

Flat Roof Pros treats coating as a condition-based restoration decision. Inspection, moisture review, preparation, repairs, adhesion, drainage, and the selected system must support the scope before a coating recommendation is made.

[heading-style-h4]Common questions[heading-style-h4]

Can silicone coating stop an active roof leak?
Active defects should be located and repaired as part of a defined restoration scope. Coating the field without correcting the source is not a complete leak repair plan.

Can silicone be applied over wet insulation?
Wet insulation and deteriorated materials should be identified and replaced according to the approved system. Coating does not dry or restore trapped wet material.

Does coating fix ponding water?
No. Coating does not change roof slope by itself. Drainage defects and persistent low areas must be evaluated and addressed in the design.

Does every old commercial roof qualify for restoration?
No. Some roofs need extensive correction or replacement because of moisture, attachment, substrate, drainage, structural, or detail conditions.

Test coating eligibility before pricing the finish

Flat Roof Pros can evaluate the roof assembly, moisture, drainage, adhesion, and repair scope to determine whether silicone restoration deserves further design.
