Choosing a membrane by name alone leaves out most of the roof. Insulation, cover board, attachment, drainage, flashing design, rooftop traffic, chemical exposure, and contractor execution all influence how the completed system performs.
The comparison should begin with the building and the existing roof, then move to product and warranty requirements. No membrane is automatically the best choice for every property.

Thermoplastic polyolefin, usually called TPO, is a heat-welded single-ply membrane used on many commercial and multi-family low-slope roofs. Reflective color options and a broad range of attachment and accessory systems make it a common replacement choice.
A TPO scope should still identify membrane thickness, approved substrate, attachment, perimeter requirements, welded details, cover board, and compatibility with the selected manufacturer's system. The material name does not define those decisions.
Polyvinyl chloride, usually called PVC, is also a heat-welded thermoplastic membrane. Certain PVC systems are selected where grease, oils, or chemical exposure create an important design condition, including some restaurant and industrial roofs.
That does not mean every PVC product is suitable for every chemical or every existing roof. The specific product, exposure, substrate, and manufacturer requirements must be checked. Compatibility is a project decision, not a general marketing claim.

Ethylene propylene diene monomer, usually called EPDM, is a thermoset rubber membrane. Its seams and details use compatible adhesives, primers, tapes, and accessories rather than heat welding. It is available in different configurations and has a long history in low-slope roofing.
EPDM details require clean preparation and system-specific procedures. Existing seams, patches, penetrations, and edge conditions should be reviewed when an owner is deciding between repair, recover, and replacement.
Wind exposure, roof height, deck type, insulation, interior conditions, drainage, penetrations, rooftop equipment, maintenance access, and fire or code requirements can change the appropriate assembly. A membrane that fits the exposure can still underperform if the details and substrate are poorly designed.
